Right now I am worried!! My land lady owns 4 small housing units and is selling them. She says that if she sells it, I will have a new landlord.

Well I am anxious because I have a small dog and am afriad the new owner will make me get rid of him!! I am also afraid of rent increase and poor management skills.

I can't afford to move right now and I am on a very limited income!!! I have only $650 in the bank so I am pretty poor!!

If anyone out there is religious can you please pray for me that I get a really good new landlord who won't make me get rid of my dog and will keep the rent affordable and will fix things when needed.

Also how do you manage worry? I really need some coping skills.

I want to relax but all the "what ifs.." keep popping up in my mind.

In general, tenants are legally protected when that happens by "grandfather" laws. For example, you have a pet - you have always been permitted by the landlord to have a pet. Your pet ownership is "grandfathered", meaning that it's been allowed before changes were made, so the older rules supersede the newer ones. The new landlord can say that new tenants will not be allowed to have pets, but he/she cannot make you get rid of yours. Check with a lawyer or legal aid services to get the particular statute numbers that apply, but rest assured that you have these rights, be nice to the new owner so you start off on the right foot, but keep that statute number handy in case there's ever a question. It should also allow you to write in that your particular pet is allowed if the new landlord wants you to sign a new lease that has a no pets clause. You won't be able to get another pet should something happen to this one, if the landlord objects, but you can't be forced to give up the one you have.
